DL Montenegro launches Selitado Montebay project
DL Montenegro is hunting for international hospitality operators for its resort Selitado Montebay on the Montenegrin Riviera
DL Montenegro owns 10 hectares of Adriatic beachside land in the area of the Debeli Rt bay. There is 1000 meters from the famous Sveti Stefan and 10 minutes drive from Budva – the center of the beach resort life of Montenegro. The 500-meter-long plot is located between the Galija beaches and the Adriatic Highway and was purchased by the company in 2006. According to the preliminary project, the construction of the Selitado Montebay complex is planned on the site, consisting of a condo hotel with 120 apartments and residences, shopping galleries, 38 luxury villas, premium camping with 185 residential units, several restaurants and bars, retreat center and conference hall, a kids ant teens club and a modern recreation area with an aqua park, mini golf, spa and outdoor cinema. The company is negotiating with several major international hospitality operators on the construction of a hotel under the brand of a potential partner and the joint use of modern management technologies after the complex is put into operation, planned for 2025.
This is one of the last privately owned beachside plot on the Adriatic coastal in the area of Sveti Stefan, which has unique properties of location and tourist opportunities. The complex will consist of three clusters, united by a common recreation area. Access directly from the Adriatic Highway to a flat and free space makes it possible to plan the construction of a 5-6 storey buildings with apartments and residences ranging from 39 to 120 square meters with restaurants and shopping galleries on the ground floor and underground garages. On the sloping part of the steep cliff, 38 villas from 200 to 600 square meters with pool and a Jacuzzi will be built. Accommodation in this place guarantees magnificent panoramic seaviews and direct access to the infrastructure of the complex. In the green zone of the bay, it is planned to build a premium camping with mobile homes, glamping tents and pitches for campers.
There is planned that the total investment will amount to 93 million euro. Commissioning will be carried out in stages during 36 months. At the first stage, with an investment about 10 million euro, a premium camping will be built, including 70 mobile homes, 15 glampings and 100 pitches, as well as a fully equipped recreation area.
The start of the project was delayed several times due to the lack of a detailed development plan for this territory.
“Now, with the adoption of the law on the development of the special purpose zone in which our land is included, we don’t see obstacles to investment and we really hope for the support of the Government of Montenegro and the municipality of Budva with the development of an urbanization plan”- said Michael Vatin, CEO DL Montenegro.
The project will take into account the latest trends in hospitality.
Zoning of the complex will allow guests to offer different formats of accommodation and rates. These are residences with their own entrances, apartments of all levels, bungalows and luxury villas.
In the recreation area, there is planned to build an aqua park with pools and water attractions, a spa center with wellness services, a kids and teens club, a glorios outdoor cinema, a la-carte restaurant and several bars and cafes. The sports complex will include tennis courts and miniature golf courses. The entire territory of the complex will be equipped with pedestrian and bicycle paths. Guests of the complex will have access to the beautiful beaches of Galija and Tricin Zalaz. In the area of a beaches for guests will be equipped a sunny roman terraces with sunbeds and umbrellas.
Regardless of the level of accommodation, all guests will have equal access to recreation facilities and service at the 5-star level, which will ultimately provide a good value for reasonable rates.
The company plans to year-round loading of the complex, for this a transform conference hall will be built, negotiations are underway with several large MICE operators.
Through its founders, DL Montenegro has good connections with the world’s leading IT companies. The complex is going to offer them long-term rent at the most affordable rates for the organization of co-working and co-leaving.
All facilities will be equipped with modern technologies under the Smart Home program, including the service of virtual assistants.
